BCI’s Director of Civil Engineering, Mr. David Butcher, PE, was hired by Donna Jean Realty to design a new 5-acre commercial, retail, and residential development on Jim Redman Parkway in Plant City.
Four, two-story buildings were designed in an “old Florida” southern style with commercial/retail space on first floors and ten luxury apartments on the second floors.
The site investigation report defined zoning issues and identified building setbacks, building heights, landscaping, parking, and fence requirements; signage; utility and driveway connections; and significant permitting concerns. Meetings with the City of Plant City were necessary to address design requirements. The site design included approximately 30,000 square feet of retail space in four buildings, with an additional 1,200 square feet for the Fish House restaurant.
Building area, parking, vehicular movement areas, approximate stormwater retention area, and set backs were included in the design. Building and parking size were designed to make maximum use of the space with building sizes and allow for separate parking facilities for the second floor residential apartments. The design also incorporated gated parking and entry, a bricked boulevard with ornamental lighting and a fountain, lush landscaping and monument signage.
Permitting was performed with Southwest Florida Water Management District (SWFWMD), the Florida Department of Transportation (FDOT), and the City of Plant City.
